Henley provided comprehensive preconstruction Construction Manager services for developing a distinctive 30,000 square foot manufacturing facility, tailored to our client’s specific requirements. Working in collaboration with Vista Architects, GMB Architects & Engineers, and Allen & Shariff Engineering, we transformed their vision into reality, integrating the expertise of Butler Building Systems (Blue Scope Buildings) to craft a facility optimized to produce custom boats.
Situated on a 22,500 square-foot footprint, the facility stands tall at 50 feet, featuring a two-story mezzanine spanning 7,500 square feet. Within the mezzanine, 3,500 square feet are dedicated to office, conference, and support spaces, while an additional 4,000 square feet are designated for storage and shop functions. Accessibility is ensured through a three-stop elevator, a three-stop material lift platform, and multiple staircases.
The core of the building comprises three boat manufacturing bays totaling 18,200 square feet. Equipped with a dual overhead rail crane measuring 7 feet wide by 140 feet long, boasting a lift capacity of 50 tons, these bays facilitate efficient production processes. With approximately 34 feet of overhead clearance and exterior bi-fold doors offering 28 feet of vertical clearance, the manufacturing environment is both spacious and adaptable. Skylights adorn the ceiling, allowing natural light to permeate the interior.
Externally, the facility presents a striking aesthetic, featuring a blue standing seam mansard roof complemented by textured wall panels, lap siding, and stone wainscot walls. The result is a visually appealing and highly functional space, perfectly suited to the specialized need of boat manufacturing.
